Coronado stayed firm even with mortgage rates above 7%

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. CNBC reported the average 30-year fixed rate reached 7.49% the week of October 7, 2026. Nationally, Realtor.com counted price cuts on 20.8% of listings in September, the highest share since October 2022. Coronado moved in a different direction.

The Real Estate Data Aggregator counted 74 homes sold in ZIP 92118 during the three months ending August 31, 2026. The median sale price came in at $2,890,000, up 28.4% from the same three months in 2025. Higher borrowing costs did not push prices down here.

Fewer homes sold than a year ago, down 6.3% according to the Real Estate Data Aggregator. That is a small honest admission. But homes that did sell moved faster. The median days on market fell to 48 days, 11 days shorter than the same period in 2025. Supply stayed tight at 4 months.

More homes went under contract quickly

The Real Estate Data Aggregator found that 23.3% of Coronado homes went under contract within two weeks of listing. That share rose 7.7 points from a year before. Sellers were getting decisions faster, not slower, even as rates climbed.

The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026. Coronado's 28.4% gain, counted by the Real Estate Data Aggregator, shows how differently this market moved from the national picture.

What this means for Coronado homeowners

Prices held up. Homes sold faster than a year ago. The share selling above list price rose 3.5 points to 16.2%, according to the Real Estate Data Aggregator. That said, fewer homes sold overall, and pending sales dipped 4.4%. The market is firm, not frenzied.
